When setting up Opes Partners we had a choice: either charge a fee to both investors and developers (to make as much money as possible). Or, just charge the developer. (This meant making less money per investor but we could help many more people). We chose the latter. To learn more about why we charge $0 - read this article.
Opes vs other property investment companies
Propellor property investments
We understand that Propellor charge $6k as a compliance fee for your first property and $3k for every property after that.
Positive Real Estate
We understand that Positive Real Estate charges around $10k for their lifetime property coaching programme. This then gives you access to buy New Builds from them.
Enable.Me
We understand that there is a fee to receive property advice from Enable.me. Their programmes are typically $3k - $12.5k. But we don't know exactly how much it costs to buy a property through them.
All these companies will also charge the developer a fee.
The 3 main costs when you invest in property
Just remember when you buy a property you'll have to pay some costs
When buying an investment property investors usually spend between $550,000 and up to $1.1 million. For example: Auckland 2 bed-townhouse $669,000 - $760,000, Christchurch 2 bed-townhouse $550,000 - $650,000

Set-up costs - $4,000 - $7,000
It also costs money to buy a property and set it up. You’ll need to pay for lawyers, a building inspection and maybe an accountant. You don’t need $4-$7k in your bank account to pay these costs. Often investors will use a cashback from the bank to pay these costs, borrow the money against their house to fund them or use cash they have saved up.

Cashflow - $350 - $500 per week
If you buy a property today, the rent won’t cover all these costs (most of the time). This means you'll have to “top up” the shortfall out of your own pocket. If you borrow all the money to invest, your top-up will likely be between $350 and $500 per week. But your top-up will go down as interest rates fall (and the rent increases).
How do we get paid?
The developer pays us a fee if we recommend you a property and you decide to invest.
It's a bit like a mortgage broker. If they find you the right loan from the right bank, they get paid by the bank.
“Hang on a second … Doesn’t that incentivise you to sell any type of property?”
No.
Every investment property we present to you must pass our 23-step checklist. And 76% of developers don’t make it pass the checklist.
Every single property is analysed before our Financial Advisers can present them as investments.

I receive ongoing training through their podcasts and webinar's and the data they provide of the market is current and researched by reliable sources. We're encouraged to check for ourselves.

Saving that deposit for the first one was the hardest part. Working with Opes just took a load off as started to move forward. Like I said....Outstanding!

Cleared all concerns we have so that we were clear with our goal and decisions
I was initially sceptical about Opes partner but they have proven themselves after working with them and listening to their podcast.
I love their transparency that they might not fit for everyone. They provide pros and cons to allow you to make informed decisions. They clearly tell you how they get paid and their associate services such as Opes mortgage. They respect your choice of not using their services. You can always have an initial meeting with their professional for free to see if they are fit for your needs. Property Academy podcast and their website are fantastic ways to learn about properties. I’m warning you that their podcast is so informative at the same time entertaining. It is addictive to listen to.
Buying a new build for the first time could be very stressful but this team is so experienced that they work with you to negate that. Let me explain further.
Maxine, our finically adviser, tailored to our needs and presented suitable properties. She cleared all concerns we have so that we were clear with our goal and decisions. Tina, client relationship manager, hold our hands to work through the building process
(up till settlement). She facilitated us to liaise with our builder, lawyer, accountant, mortgage broker, and other relevant professionals to ensure things are put into places. Jason, our Opes mortgage adviser, went extra miles to give us the best deal. We really appreciate that.
All staff at Opes partner we encounter are professional, passionate and personal. We are grateful to have them in our investment journey to provide good rental products and services to our people. We are looking forward to the future.

To not deal with them is doing yourself a major disservice
Every so often you come across people who are exemplary. Kathy and Olivia are a team like no other, a force in fact.
I would be lost without them, their professionalism, exceptional level of service, care and attention to detail are simply unmatched. In a world of clicks, robots, call centers and increasing levels of artificial contact, Kathy and Olivia are a breath of fresh air, they shine high above the rest. When it comes to the world of property investment, it is crucial to seek out those that are experts in their field - Opes are the benchmark in my opinion after dealing with multiple other so called "property experts" I can 100% vouch for this.
Kathy, Olivia, Ed and Andrew have all been instrumental in improving my own knowledge and confidence throughout my investment property journey. Their expertise in this field has been crucial to my property successes. Our purchase of 4 investment properties in the last 18 months quite simply would not have happened without their guidance and constant support.
Knowing you have this strong team behind you at each and every stage, even long after the property has been purchased and rented, is a huge comfort.
To not deal with them is doing yourself a major disservice.

Making the whole process feel super easy

A wealth of knowledge with all the stats and numbers
Derry Brown has already helped us through the process of buying our first investment property a couple of years ago. We had a bit of an idea what to do, but we really needed a professional to help navigate all the moving parts. Clear and simple advice able to be supported
We reached out to Opes Partners to see how they could help us in our investment journey and were set up to chat with Louis Fraysse. It quickly evident they were well versed in property investing and able to provide really clear and simple advice able to be supported.
